a. Proposal:

Application submitted by M/s. Qubix Business Park Pvt. Ltd. (Developer) in Hinjawadi, Phase I, Pune, for approval to lease out the space to vendor for setting up EV vehicle charging station facility in SEZ premises.

b. Specific issue on which decision of Approval Committee is required:

• Approval of the committee to lease out the space to vendor for setting up EV vehicle charging station facility in SEZ premises, as detailed below, in terms of Rule 11 (5) of SEZ Rules, 2006, as detailed below:

      PROVIDED that the Developer may, with the prior approval of

the Approval Committee, grant on lease land or built-up space, for creating facilities such as canteen, public telephone booths, first aid centres, creche and such other facilities as may be required for the exclusive use of the Unit.

d. Other information:

• M/s. Qubix Business Park Pvt. Ltd. (Developer), located at Plot No. 2, behind Cognizant, Near Rajiv Gandhi Infotech Park, Hinjawadi, Phase I, Pune 411 057 has been granted Formal Approval F.NO. F.2/274/2006-EPZ dated 23.08.2006

• Further, The Developer has submitted that: The services will be utilized by all their units’ and developers’ employees. File No.S-SEZ-PRO0QBXP/11/2022-JDCP

Reason for addition and deletion of the existing area with revision in projection:

The unit submitted their proposal for setting up of unit at Ground Floor, Building No. IT-5, Qubix Business Park Private Limited, Plot No.2, Near Rajiv Gandhi Infotech Park, Hinjewadi, Phase I, Pune 411057 in M/s. Qubix Business Park Private Limited with area admeasuring 4960 sq.ft. The same was approved in the Approval Committee Meeting held on 27.06.2023

Accordingly, LOA No. SEEPZ-SEZ/QBPPL-SEZ/TSPL/81/2023-24 was issued on 05.07.2023 for authorized operations namely IT/ITES services from the File No.S-SEZ-PRO0QBXP/3/2023-JDCP

approved area. However, the unit is yet to commence their operations. The unit has informed that the approved area admeasuring 4960 Sq.ft is being small for setting up their office.

Considering their existing clients and contracts in hand, the unit wants to deploy more employees for which their requirement of office space will be on higher side. Hence, they have proposed for addition of area admeasuring 13,738 Sq.ft (i.e Premises 1 area of 8000 Sq. ft and Premises 2 area of 5738 Sqft) with revision in projections.

In respect of Deletion of existing area admeasuring 4960 Sq.ft., a letter is addressed to the Specified officer for verification report and issuance of NOC.

• LOA valid up to: 31.05.2026 • The unit has submitted that: • The vendor will be bringing pre-cooked food and serve to employees post heating it/cooking food using electrical appliance and serves the same to employees. In both the cases without availing any benefit in the cafeteria. • Undertaking that the unit will not be availing any tax/duty or GST benefits available under Section 7 and Section 26 of the SEZ Act, 2005 for the procurement of goods, material or services related to the cafeteria facilities.

• The unit has submitted following documents: • Fire NOC issued by the MIDC dated 01.12.2023 for their cafeteria on Ground Floor in IT-3 Building area admeasuring 609.91 Sq.
